abstract:
The essay, in the first part, deals with the case of centres in demographic decline from the point of view of urban rent. It analyses how urban expansion has produced a negative differential rent that eroded the wealth linked to real estate. Properties have lost market value, but still maintain a value in use. The second part reasons on some urban regeneration policies based on this value. The case study is that of Sardinia.
